Top Tips for Buying & Selling Your Ventura Home!

by The Blake Mashburn Group

Ready to buy or sell your Ventura home this summer? Whether you are new to the market or have been here before, it is important to be prepared. You want to stand apart from your competition and make sure your real estate goals are met. Let us help you get ready for buying or selling this summer with these 5 Buyers Tips and 5 Sellers Tips to set you up for the most real estate success!

5 Buyers Tips

1. Set your needs and wants before doing anything else. This will help you narrow your search and know exactly what you are looking for in a new home.

2. Set a budget. Look at your finances and determine what you can realistically afford. Similar to knowing what you are looking for in your new home, this will help you define your search to just those homes that fit within your budget.

3. Get your preapproval. Having your finances in order before you meet with sellers shows that you are serious about buying. Use this Loan Analysis Tool to find loans that you could qualify for.

4. Once you are ready to search, find a top realtor to work with. This will help you throughout the entire process. When buying in Ventura, Blake Mashburn is the best of the best. We have helped buyers for 26+ years! Our knowledge and experience will make sure you find yourself in your dream home by fall!

5. Stay in contact with your realtor. Once you have established the relationship with your agent, it is important to keep open communication. Whether you prefer it over phone or email, this will help you stay informed throughout the entire buying process.

5 Sellers Tips

1. Your first step is to find out Your Home's Value. This will allow you to price it correctly. Listing your home at the wrong price can put you at a disadvantage starting out so make sure it is a reasonable price that will help your home sell for top dollar and quickly.

2. Just like buyers, sellers should work with an Experienced Agent. Sellers that work with realtors, as opposed to those that list on their own, end up having more success with selling.

3. Since buyers depend on the internet when beginning their search, having a strong online presence is imperative to garner interest in your home. Make sure your photos, videos, and descriptions are top quality and have your home stand apart from the other ones on the market.

4. You might be moving but investing some more money in your current home can actually make you more money. Talk to your realtor about what improvements can give you the highest return on investment and make those changes before you sell.

5. Do not give up. There is competition out there so if your home sits for several weeks do not worry. There are a lot of buyers out there and your realtor can help you reevaluate your selling strategy.

What To Expect From Your Home Inspection

by The Blake Mashburn Group

You found a home in Ventura that seems absolutely perfect! It ticks all of your boxes and is visually beautiful. Although the home might seem perfect in every way, it is important to remember that beauty is only skin deep. It is time to do your due diligence as a home buyer and ask an expert to look at the home. A Home Inspector is a professional who will check for any structural or mechanical issues with the home. They are there to protect your investment by disclosing unseen issues that in turn will help you decide whether it is a sound purchase or one you need to walk away from. Whether the home inspection reveals positives or negatives in the home, it is important to always remember that knowledge is power and is important when making as large of a financial decision as purchasing a home. Not sure what to expect during the process? The Blake Mashburn Group is here to help.

Pre-Inspection

The very first step of the process is hiring a home inspector. It is important to do several interviews in order to find the best professional for the job. Ask us for a list of recommended inspectors in the area to make this part of the process easier for you. When you meet with the potential inspectors, find out information about their backgrounds and particular areas of expertise. It is very helpful to review some of their past inspection reports in order to see whose offers the most details and provides informed recommendations for improvements.

Home Inspection

The inspector will now do what he/she does best and walk through the home to check for any issues. This should take several hours. All physical structural elements will be examined as well as electrical and mechanical systems. It is always recommended that you come during the home inspection. Although you will get a report, being onsite allows you to ask questions as issues come up. Always keep in mind that while the home inspection is meant to uncover any major underlying issues of the home it is not a total x-ray. There is always still potential that there could be something wrong with the house that you are unaware of until after you move in. Most of these issues should be minimal, especially when you are working with a highly qualified inspector, but it is best to be prepared to have to spend some time and/or money fixing things within the home after your move in day.

After the inspection.

Once the inspection is complete, the inspector will provide you with the report. Review it thoroughly and discuss the findings with your realtor. This is the moment when you can decide whether the home was really as perfect as it seemed, if renegotiations need to occur, or if it is in your best interest to simply walk away.

Safety is a top priority. You want to make sure that your home and your family are safe. You want to check for the neighborhood you will be living in as well as those immediately surrounding it. Determine what level of crime you feel comfortable with based on the information you gather.

Strong schools in the neighborhood are an obvious necessity if you have or are planning on having kids. However, they are beneficial to all home owners as they increase property values throughout the neighborhood. Nearby parks and community centers can also add value.

Add Home Maintenance To Your Home Buying Budget!

by The Blake Mashburn Group

As you sit down to budget for buying a new Ventura home, there are several costs to consider. These include the down payment, the closing costs, moving expenses, and the monthly mortgage payments, insurance, and taxes. However, there is something else to add to that budget....home maintenance.

Even if you are buying a newer home with no immediate repair needs, there are 5 maintenance tasks that you should always take care of upon moving in and therefore should prepare for the costs.

  1. Change Locks - Practically anyone could have a key to your new home without you knowing it. Protect your family and your belongings by changing the locks on every exterior door of the home.

  2. Trim Trees - Make sure the trees, especially any older ones, are in good health and not too close to the home itself. Have the trees trimmed and inspected by a professional.

  3. Maintain HVAC - A damaged or failing HVAC system can be very expensive to fix. Stay ahead of any potential issues by having the system maintained right when you move in.

  4. Add Fire Extinguisher - It is important to always have at least one fire extinguisher in your home. Purchase one for the kitchen when you move in.

  5. Clean Chimney - If your new Ventura home has a fireplace, make sure you have it professionally cleaned out since you cannot know for certain when the last time it was cleaned was.

In addition to these 5 home maintenance costs, you should also budget for appliances, furniture, paint, and any other home repairs/updates you need to make. Knowing these costs as you go into purchasing the home will help you stay within your financial means.

After you have been living in your home for a while, however, the budgeting should not stop. You should always keep aside some money to help you cover any unexpected repairs and emergencies that could arise at any time. In order to help you afford these costs, it is a good idea to set aside 1% of your home's purchase price every year for repairs. Just remember that the money you are putting into your home is just building equity for you and your family so it is worth it.
