Choose The Right Timing Option For Selling And Buying Your Home!

by The Blake Mashburn Group

The timing of Selling and Buying your home is imperative when you enter the real estate market. You want to be fully prepared as you work to sell your current home and buy a new one. It is important to fully understand your finances as well as your personal needs throughout the process. Here are 7 of the most common timing options for selling and buying your home.

1. Selling Before Buying | This is the most common scenario. By selling your home first, you are helping ensure that you have the finances in place to purchase a new home. It helps you avoid the mess of dealing with two mortgages at once.

2. Buying Before Selling | This is the most convenient scenario. It gives you the option of updating your old home to improve its value for sale and/or making improvements to your new home before moving in. It eliminates the stress of having to move immediately. However, the major downfall of this option is that you will be paying two mortgages at once. Make sure you can truly afford to do this before choosing this option.

3. Buying & Selling Concurrently | This is a popular option. Timing really is everything for this option. You hope that you are able to sell your current home in order to give you the finances to afford the next one. However, it also puts a lot of the control out of your hands and into the hands of a buyer of your current home and the seller of the new home. Work closely with your realtor to help you sell your home in a timely manner and successfully purchase your new home.

4. Selling on Contingency | When selling your home, you can put a contingency clause on your listing that you will sell once you find "suitable housing". This can hinder the sale of your home though since many buyers want to be able to move in as soon as the deal is done. Make sure you only use this option when you have exhausted all others.

5. Buying On Contingency | Similar to the previous option, this allows the buyer to add a clause that states that they will purchase the new home once their current home sells. This will only work if you find a seller that is willing to wait for you.

6. Right of First Refusal | Instead of using a home sale contingency, you can use a Right of First Refusal (ROFR). This allows the buyer to step in front of any other buyers that might make an offer on the home. You must show the seller that your finances are in order. Please note, many sellers will not agree to this option since it limits the offers they could receive on their home.

7. Renting | The final option is to rent out your current home instead of selling. You will be able to cover your current mortgage while you look for a new home. Make sure that you find a reliable tenant if you decide to rent out your home.

Productive Real Estate Tasks To Complete As We "Fall Back"

by The Blake Mashburn Group

It's time to "Fall Back"! Do not forget to reset your clocks for the end of Daylight Saving Time on Sunday, November 3rd. While this ultimately means shorter days, this weekend it means an extra hour to get things done! Many people use it as a change to catch up on some sleep or get some additional exercise. While we agree that those things are great, we think it is most productive to use that extra time to tackle your home Buying and Selling tasks! Here are our real estate recommendations on how to spend your additional hour this weekend!

1. Create your housing needs and wants checklist. Determine a realistic budget. Use these perimeters to begin your Home Search Online.

2. Use a Loan Analysis Tool to find loans that you could qualify for. Begin gathering the necessary documents (ie pay stubs, tax returns, bank statements) that you will need for your mortgage application.

3. Reach out to realtors to find the right one for you. Working with an Experienced Realtor will help you throughout the entire buying and selling process. You will save yourself time, money, and stress by teaming up with a professional.

4. Find out Your Home's Value. This will allow you to price your current home correctly. Listing your home at the wrong price can put you at a disadvantage starting out so make sure it is a reasonable, accurate price that will help your home sell for top dollar and quickly.

5. Think about improvements/upgrades you can make that will increase the value of your home. Start doing some research on costs and what your return on investment could be. Once you think of potential projects, talk to your realtor to see if they make sense for your home.

6. Start getting your home in top selling shape by completing some of those simple home maintenance tasks you have been putting off, such as deep cleaning the floors or organizing storage spaces.

"Treat" Potential Buyers With A Beautiful Front Porch!

by The Blake Mashburn Group

In a couple weeks, your front porch will be welcoming trick or treaters to your door for a tasty Halloween snack. Outside of Halloween, you can "treat" potential buyers with the beauty of your front porch. If you are looking to sell your Ventura area home (or are just looking for a fresh facelift to your homestead), update it's curb appeal by creating a cozy, outdoor living space. Give it a good cleaning and utilize these design elements for the perfect front porch for your home!

1. A Spot To Sit

Create a great gathering spot on your front porch with some comfortable seating. Place two chairs together or add a porch swing for an outdoor living space.

2. A Small Table

Now that you have a great spot to sit, you need somewhere convenient to rest a book or a refreshing beverage. Add an outdoor coffee table or side table to your seating area.

3. A Welcome Mat

A doormat isn't just a spot to wipe your feet before entering. It is also a great design accessory for your front porch.

4. Color Palette

Consider the color of your home's trim or the front door and coordinate the colors you use on your front porch. Maintain the same color palette for any outdoor accents you use, including for your seating, doormat, and plants.

5. Potted Plants

Bring the greenery of your landscape up onto your front porch with potted plants. Use perennials, succulents, or other hearty green plants that will last all year round.

6. Seasonal Plants

A great way to update your front porch based on the time of year is with seasonal plants. Thanks to the temperate California weather, you can switch it up all four seasons. Add a vase of plants to your table or place window boxes around the porch. Pumpkins and mums are a great addition for this time of year.

7. Draw The Eye

A beautiful way to draw potential buyer's eyes to your front porch is through the landscaping. Add colorful plants leading toward your front door. As an added bonus, this creates an even more pleasant environment for those sitting on the front porch.

8. Brighten It Up

Create a welcoming area with lighting. A good rule of thumb is to have at least 3 light sources placed around the front porch. Make sure that your house numbers are always well-lit so your home is easy to locate no matter the time of day.

9. Cool It Down

The California sun can be too much in the summer and ea. Instead of avoiding your front porch, there are some awesome features you can add to cool it down and make it look great on those hot days! Consider adding an outdoor ceiling fan for a nice breeze. Fade-resistant outdoor curtains are also the perfect solution to block the sun and create some privacy.

Sell Your Home For Top Dollar With These Design Tips!

by The Blake Mashburn Group

Little decorating updates can go a long way when you are trying to sell your Ventura home. It is important to find ways to make your home stand out from the competition and attract the broadest array of potential buyers. Sell your home for top dollar and quickly with these Top Design Tips.

Stay True To Your Home's Roots: Do not worry about making everything in the house brand new. In fact, you should showcase the home's traditional elements as it makes it unique from other homes on the market.

Freshen It Up: A new coat of paint is the easiest and cheapest way to freshen up your home. Use neutral colors to appeal to the broadest range of buyers.

Make It Spacious: It is important that rooms always feel large regardless of their actual square footage. Create the perception of space by placing furniture in the space that allows it to feel larger.

Be Green: Adding energy efficient features to your home will attract home buyers not only because it is eco-friendly but will also help them cut costs on energy bills.

Invest In The Kitchen: The one room you should definitely put some money into is the kitchen. It is the central hub of any home. You will see a return on your investment on even minor improvements, such as updated hardware and lighting.

Same Goes For The Bathroom: The other room that will give you a good ROI is the bathroom. Replace light fixtures and update the vanity to give the space an updated look.

Make Space For Master Bedroom Closets: Buyers want storage and luxury and there are few better features than a walk in closet for the master bedroom to achieve that. It will add value to your home and attract more buyers.

Add More Storage: Don't stop at just the bedroom closet. Add storage anywhere you can, such as under the stairs.

Organize: It is important to declutter your home. While you can do it on your own, it can be beneficial to hire a pro. They will help you get rid of the stuff you really do not need and make your home feel larger.

Make A Great First Impression: Update your curb appeal so buyers want to see what else your home has to offer. Clean and add fresh paint to the exterior of your home. Give your lawn and garden some TLC so it is looking its very best.

Make Your Home Shine During The Open House!

by The Blake Mashburn Group

Help Sell your Ventura home for top dollar and quickly by hosting the best open houses around! Open houses are a great way for buyers to see the home in person and ask any questions that they might have. They play a major factor in whether or not a buyer wants to pursue a particular home. Have buyers scrambling to buy your home! Follow these tips for hosting a successful open house!

1. Make it Welcoming - Although it might not seem like much, welcoming touches as simple as a nice doormat on your front porch can set a positive tone for the entire open house. By creating a welcoming atmosphere from the very start, you are showing buyers that you take pride in your home and it is well maintained.

2. Clear off Counters - Make sure your home looks like it has ample counter space in the kitchen and bathrooms by clearing them off of clutter. Keep appliances to a minimum on the kitchen counters and put personal hygiene items in drawers or cabinets within the bathrooms.

3. Keep it Generic - You want the buyer to envision themselves within the home so it is best to remove any personal items that can be distracting to potential buyers. Consider stowing away photos, children's art work, and other familial items during the open house.

4. Set the Table - Add some class to your home by adding nice place settings to your dining room table. This will also help the buyer envision hosting their own dinner parties within the space.

5. Make it Homey - Offering a tasty homemade treat or refreshing drink as soon as a buyer comes to the open house can instantly create a feeling of home. Add some freshly picked flowers or light a mildly scented candle to add some homey elements.

6. Don’t Hang Out - Buyers are more likely to feel awkward during an open house if the home owner is there. They might feel uncomfortable looking throughout the home or asking questions of their agent while you are there. Consider only being in the home for a brief moment or not at all when you have an open house scheduled.

A successful open house can be key to selling your Ventura home!  If you are ready to sell, the Blake Mashburn Group is here to help you every step of the way! Give us a call today or visit our website at http://www.blakemashburn.com/.

Why You Should Sell Your Ventura Home This Fall!

by The Blake Mashburn Group

With the kids are back in school and the holiday season a few months away, many people do not think that now is the best time to sell your Ventura home. Despite these factors, there are many reasons why this season might be the perfect time for you to sell. Don't miss out on a great opportunity by checking out these Top Reasons to Sell Your Home this Upcoming Fall Season!

1. High Demand from Buyers

With slower growth in new construction and lower inventory in general on the market, fall tends to see higher demand from buyers. Use this high demand to sell your home quickly and for top dollar before the end of the year.

2. There is Less Competition

Because school has started and the holidays are right around the corner, many sellers are more inclined to wait to list their home until the spring. That means less competition. The limited choices for home buyers will make it easier for them to find your home listing and help you stand out in the smaller crowd!

3. It Will Be Quicker

Buyers in the fall market tend to be more determined to find and move into a place as quickly as possible, particularly with the holiday season fast approaching. Enjoy less days on the market by listing this fall as opposed to waiting until next year.

4. Take Advantage of Higher Sale Prices

Sale prices of homes are quite high across the board which means it is a good time to take advantage. Although there are always changes in the market, prices are predicted to drop over the next two years, so enjoy a higher return on your investment while you know you can!

5. The Time is Right For You & Your Family

No matter what the reason behind it, only you know when the best time to sell your home is. If you know that time is right now, than this season is the perfect time to sell!

Top Photography Tips For Your Online Listing!

by The Blake Mashburn Group

Almost all home searches today begin online. That means sellers need to make sure that their listing grabs the attention of these viewers. The best way to do that is through the photographs of your home. Make them look as professional as possible in order to get buyers excited to view your home. Here are some easy photography tips to help make your Ventura home pop out from the computer screen.

Equipment: Using the best equipment will set you up for success. Although smartphones have better cameras than ever, they still cannot compare with the real deal. Use a DSLR camera for your photographs. Also, make sure you use a tripod to eliminate the chance for blurry photos due to camera shake as well as to help keep your photos straight.

Lighting: Lighting is the most important element in photography. Exterior shots of your home should always have the sun shining directly on the front of it to eliminate shadows. Indoor shots should be well lit by keeping all interior lights on and window shades open.

Framing: Capture the size and layout of your home through framing. Use angles to your advantage to make rooms appear larger. Do not shoot from behind large furniture that can cause the space to look cramped. A good rule of thumb is to include three walls within the photo. This creates depth and provides balance to the photo.

Content: Make sure to capture everything that a buyer needs to see in order to want to view your home. Highlight the best architectural and design features inside the home. Make sure that interior shots also show what is outside of the home through the open windows. For exterior shots, make sure that the yard and landscaping is easily seen in the images of the home.
